What the new SMSF property landscape means.
The borrowing rules have changed, but SMSFs can still invest in residential property. Select a question below to learn more.
01 What changed for SMSF property on 10 August 2026?
In practical terms, SMSFs can no longer establish a new LRBA to borrow to acquire residential investment property.
Importantly, the change relates to borrowing — it does not prevent an SMSF from owning residential investment property.
02 Can an SMSF still buy residential property?
An SMSF can still purchase residential investment property using available fund capital, provided the acquisition complies with superannuation law, the fund's investment strategy and other applicable requirements.
What changed on 10 August 2026 was the ability to establish a new LRBA to finance the residential property purchase.
03 Can an SMSF still borrow to buy residential property?
New LRBAs can no longer generally be established to acquire residential real property.
Transitional provisions may protect certain arrangements entered into before 10 August 2026, while LRBAs may remain available for qualifying Business Real Property.
04 What happens if my SMSF entered into a residential property arrangement before 10 August 2026?
This can include circumstances where the relevant acquisition arrangement was entered into before 10 August 2026, but completion or settlement occurs later.
Because eligibility depends on the individual arrangement, clients should have their accountant, solicitor or SMSF adviser confirm that the transaction satisfies the transitional requirements.
05 Did my SMSF property have to settle before 10 August 2026?
Certain qualifying arrangements entered into before 10 August 2026 may be protected even where settlement takes place after the commencement date.
This can be particularly relevant to new residential property where construction, completion and settlement occur after the original contractual arrangement was entered into.
06 Can an SMSF buy residential property without borrowing?
Where an SMSF has sufficient available capital, it may purchase an eligible residential investment property without an LRBA.
As a result, fund balance, liquidity, contribution capacity, purchase price and settlement timing have become increasingly important considerations.
07 How much money does an SMSF need to buy residential property?
Without access to a new residential LRBA, the fund needs sufficient capital to complete the purchase while maintaining appropriate liquidity for its other obligations.
The conversation has therefore shifted from:
"How much can my SMSF borrow?"
to
"What property can my SMSF sustainably acquire?"
08 Can an SMSF still buy a brand-new property?
The changes commencing 10 August 2026 restrict new residential borrowing through LRBAs — they do not prohibit SMSFs from acquiring brand-new residential investment property.
For appropriately funded SMSFs, new residential property can therefore remain part of a long-term investment strategy.
09 Why is settlement timing more important after the LRBA changes?
Depending on the fund's circumstances, available capital may change over time through employer super contributions, permitted personal contributions, investment income and other fund activity.
A property with a future completion and settlement date may therefore provide a different planning timeframe from an established property requiring settlement within several weeks.
Any contribution or liquidity strategy should be determined by the client's appropriately qualified advisers.

11 Does the SMSF have to fund construction?
The purchaser does not make traditional construction progress payments throughout the build.
RP Prospects manages the construction funding process, with the purchaser acquiring the completed property in accordance with the agreed contractual arrangements.
This creates a different acquisition process from purchasing land and funding a traditional construction contract separately.
12 What types of residential property does RP Prospects offer?
Depending on current opportunities, this may include:
- House and land
- Dual-key property
- Duplex opportunities
- Completed or completion-based residential investment property
13 Can I live in a residential property owned by my SMSF?
While residential property is an SMSF asset, a member or related party generally cannot live in it, use it as a holiday home or receive a current personal benefit from it.
However, this does not necessarily mean you can never live in the property.
Once you have met an appropriate condition of release and are entitled to access the relevant super benefit, it may be possible for the property to be transferred out of the SMSF and into your personal ownership as an in-specie lump-sum benefit.
Once legally transferred into personal ownership, the SMSF restrictions on personal use no longer apply.
14 Could an SMSF investment property eventually become my home in retirement?
While the SMSF owns the property, it must remain a genuine investment and cannot generally be used personally by members or related parties.
After satisfying an appropriate condition of release, it may be possible for the property to be transferred from the SMSF into your personal ownership as an in-specie benefit.
Once the property is legally owned by you personally, you may potentially choose to live in it.
The transfer is not automatic and can have tax, CGT, stamp duty and legal implications, so specialist advice should be obtained.
15 Do I have to sell my SMSF property when I retire?
Retirement does not automatically require an SMSF to sell its residential property.
Depending on the fund and the member's retirement strategy, the SMSF may potentially:
- Continue holding the property as an investment
- Sell the property and retain or distribute the proceeds as permitted
- Transfer the property to an eligible member as an in-specie benefit
16 What is an in-specie property transfer?
Where permitted, instead of the SMSF selling a residential property and paying the member cash, the fund may potentially transfer ownership of the property itself to the member as a permitted superannuation benefit.
The property must be appropriately valued and the transaction must satisfy the relevant superannuation and fund requirements.
Tax, CGT, stamp duty and registration costs may also need to be considered.
17 Can I buy an SMSF property today with the intention of living in it when I retire?
It cannot be purchased or used to provide a member or related party with a present-day personal benefit while it remains in the fund.
However, after satisfying an appropriate condition of release, it may potentially be possible to transfer the property into personal ownership.
Once that transfer has legally occurred, you may choose to live in it.
The important distinction is between personal use while the SMSF owns the property and what may be possible after the property has legitimately been transferred out of the fund.
18 Can I rent my SMSF residential property to myself or a family member?
While residential property is owned by the SMSF, members and related parties generally cannot occupy or use it.
The property should operate as a genuine arm's-length investment for the purpose of providing retirement benefits to fund members.
This is different from what may occur later if the property is legally transferred from the SMSF into a member's personal ownership.
19 Can SMSFs still borrow to purchase commercial property?
The changes commencing 10 August 2026 allow LRBAs involving real property to continue where the property satisfies the requirements for Business Real Property.
Broadly, Business Real Property is real property used wholly and exclusively in one or more businesses, subject to the detailed requirements of superannuation law.
This creates an important distinction between residential investment property and qualifying business or commercial property under the new LRBA framework.
